Valuation Using Building Information Model

The aim of this diploma thesis is to appraise the construction using the BIM model with cost approach. The work deals with the introduction of BIM, a description of history, implementation and the need for BIM in construction. Furthermore, the work contains a description of valuation methods with a special focus on the cost approach. A 3D model of a family house was created for the purposes of the diploma thesis. The subject property was valued by several cost approach methods - appraisal using technical and economic indicators, item budget, cost approach in BIM. The thesis contains a description of the procedure for valuation using BIM and assessment of prices of all appraise methods.
Use of Building Information Model (BIM) in Real Estate Engineering

The diploma thesis deals with Building Information Modeling (BIM) and its application in real estate engineering. The document is divided into three main parts. The first part introduces the Building Information Modeling mentioning historical development, basic principles, software tools and advantages of using BIM in particular parts of building life-cycle. At the end of the first chapter, there are presented the pros and cons of BIM method. The second part is focused on the analysis of the current status of BIM implementation in the Czech Republic as well as in foreign countries. The last part deals with possibilities of using BIM in real estate engineering; specifically, the main focus is on: facility management and property maintenance, real estate market and real estate agencies and real estate appraisal. The possibilities of practical using are showed on examples. The conclusion is based on the discussion and summarization of possible usage of BIM method in real estate engineering.
Methodology using GIS technology in real estate engineering

The doctoral thesis deals with the interdisciplinary issue of variants evaluation from real estate engineering, multi-criteria analyses and geographic information systems, and represents the technological ways of the visual aspect related to mutual spatial relations of real estates. The thesis describes the design and verification of methodology dealing with the use of GIS technology in real estate engineering. The primary element of the methodology is the locality as a fundamental determinant of the real estate market objects to which strictly applies a unique characteristic of spatial information. The object location as such is defined by a large number of criteria that need to be spatially analysed. For the needs of spatial analysis was chosen combination of GIS technology with multi-criteria methods (MCDA) which evaluate variants of the problem. Objective determination of a suitable combination of weighting methods and multi-criteria methods is part of the methodology. An objective determination should lead to a reduction in the human factor risk by determining preferences and variants. The proposed procedures are validated on case studies which were dealt with in specific projects. This methodology should be beneficial not only for the criteria evaluation of price comparison in real estate engineering but also for several areas of multi-criteria decision making in terms of space and location-related data.
Common Data Environment (CDE) for BIM projects and Real Estate Engineering

The thesis deals with the analysis of the common data environment and evaluates the benefits of its use for BIM projects with application to real estate engineering. The first part of the thesis focuses on the necessary theoretical background. It is important to first introduce the concept of BIM as it is closely related to the main topic of this thesis. The first chapter concludes with focuses on the common data environment. The second part of this thesis, which deals with the analysis of the current situation, analyses the existing CDE solutions in the Czech Republic and abroad. A questionnaire survey focusing on this issue has also be conducted. The chapter concludes with a summary of the information obtained. The last chapter focuses on the actual theoretical design of the CDE platform including an example of a possible user interface.
